HOW FAR IS LA CALA FROM JAVEA?
La Cala is approximately 5 to 10 minutes drive from The Arenal and main beach area of Javea and 10 to 15 minutes from the Port and Old Town
WHAT BEACHES ARE NEAR LA CALA?
La Cala is situated on the road to the lighthouse at Cabo de la Nao. The main Arenal beach is only 5 to 10 minutes away. However, there are some delightful secluded bays and coves nearby including La Granadella, Porticholl (with restaurant facilities) and Ambolo (naturist beach)
HOW LONG DOES IT TAKE TO CONSTRUCT MY VILLA?
From the initial signing of contracts, you should expect to receive the keys to your new home within 12 to 14 months
WHAT FACILITIES ARE THERE WITHIN WALKING DISTANCE?
Only 5 to 10 minutes walked from La Cala you will find one or two Spanish bars, a few restaurants, bakery and ATM cashpoint. There are also a number of pleasant walking trails through the pine trees and another at the Eastern end of the development offering magnificent panoramic views of the Mediterranean and beyond
WHAT IS THE TYPICAL PAYMENT PLAN?
Payments are normally split into 3 convenient stages: 33% on signing of initial contract; 33% on completion of roof stage; and 33% on handing over of keys. However, we can be very flexible especially where Spanish mortgage finance is required during or at the end of construction. Please contact us to discuss your circumstances
IS MORTGAGE FINANCE AVAILABLE?
Subject to your own personal circumstances, mortgage finance is available on every property at La Cala. We offer a range of repayment and/or interest-only product options at competitive rates. We can arrange finance up to 80% of the bank's valuation of your property which is usually at least the same or often higher than your contract price
HOW DO I TRANSFER MONEY FROM OUTSIDE OF SPAIN?
We recommend Moneycorp, one of the largest Foreign Exchange specialists in the UK. Best rates guaranteed
WHEN DO I APPLY FOR MY MORTGAGE?
If you require over 60% mortgage finance we would recommend that you begin the application process when you sign your purchase contract. For those requiring smaller amounts, application is normally at the roof stage
IS LA CALA AFFECTED BY THE VALENCIAN LAND GRAB LAW?
The Valencian 'Land Grab Law' is, by now, a well known and well-publicised problem affecting non-urbanised properties in the province of Valencia. Whilst these problems still persist, La Cala is in no way affected by the statute as all plots are properly and legally parcelised and there is no possibility that any third party could claim any rights thereover in the future. Any independent lawyer will be pleased to verify this situation
IS IT A PROBLEM THAT I DON'T SPEAK SPANISH?
Not at all. Both English and Spanish is widely spoken amongst our staff and we are always on hand to assist you should you need interpretation

DO YOU ARRANGE INSPECTION TRIPS?
Unlike other property companies we never arrange inspection trips for our clients. All we ask is that you confirm an appointment prior to your visit and that you can allocate around 4 hours in order that we can present our villas and development to you
HOW MUCH CONSTRUCTION HAS ALREADY BEEN COMPLETED?
La Cala comprises of some 144 plots split into 2 development phases. Phase I is not complete and phase II (60 plots) has just been released
IS THERE A RENTAL MARKET FOR VILLAS AT LA CALA?
La Cala is one of the most desirable areas for residents and civilised holiday-makers alike. Rental villas consistently attract top seasonal prices
HOW MUCH CONSTRUCTION IS THERE TO COMPLETE?
There are some 60 plots still available at La Cala. All are South-facing, flat and at least 1,000 sq m in area offering a variety of excellent development potential
WHAT RENTAL CAN I EXPECT FROM MY VILLA?
In the peak season of July and August, 3 bedroom detached villas that comfortable accommodate 6 to 8 command rents of around £1,000 per week. 4 bedroom villas accommodating 8 to 10 market for around £1,200 to £1,300 per week. Prices vary at other times

IS HIGH-SPEED INTERNET AVAILABLE?
Yes! A maximum of 1MB connection is available in Javea
HOW DO I RENT MY VILLA AT LA CALA?
Unfortunately we do not recommend any particular rental agency although we can offer villa management services. Many of our clients, put off by the seemingly high rates of commission charged by rental agencies, prefer to market their own properties using popular internet websites. They deal directly with their own clients and only pay for villa cleaning, handover and management
WHAT IS NOT INCLUDED IN YOUR PRICES & ESTIMATES?
In order to avoid confusion and disappointment we always aim to provide estimates that are as close to 100% of your purchase price as possible. Whilst the specification of our villas is already very high, you should budget for a few extras along the way as the bespoke nature of our construction inevitably means a few extra personal choices. You should also make a provision for furniture, internal and external light fittings and the landscaping of the garden
